1.Understand the Role of a CMA in Real Estate Transactions
   a. Explain the purpose and function of a Comparative Market Analysis (CMA), differentiating it from a formal
   appraisal, and recognize its key elements used to estimate property value.

2.Master iMapp for Comprehensive Public Record Analysis
   a.Identify key details for selecting comparable properties and learn to generate and analyze various reports  
   within the iMapp system, gaining insights into market activity. Additionally, they will develop the ability to
   customize reports to meet specific customer needs, enhancing their property evaluation processes.

3.Utilize Realist for Comprehensive Public Record Analysis
   a.Pinpoint essential details for selecting comparable properties and learn to generate and analyze different
   reports within the Realist system, providing valuable insights into market trends.

4.Optimize Comparable Searches with Matrix Criteria
   a.Use the Matrix system to perform targeted searches for comparable properties by selecting criteria such as
   status (active, sold, expired), geographic location, property type, and relevant characteristics (e.g., square
   footage, bedrooms, lot size).

5.Adjust Comparable Properties for Accurate Valuation in Matrix
   a.Apply adjustments for differences between the subject property and comparable properties directly within the
   Matrix system, including adjustments for property features, sale conditions, market trends, and unique
   amenities.

6.Generate and Customize Professional CMA Reports Using Matrix Tools
   a.Build professional CMA reports by selecting from a variety of output options in Matrix (e.g., Quick CMA, Full
   CMA), and customize the reports to include necessary data like property maps, summary statistics, and market
   trends for client presentations.
